Real estate is very time sensitive. Because of this, an agent must let their clients quickly know where they stand with the current situation so they can move on to another potential buyer or property.

If the agent is a good one, they’re going to have their client’s needs in mind first. Since it’s so stressful to buy or sell a house, the agent should ensure their client feels happy and supported.

    It’s also essential that the agent is in tune with their clients. Some clients will send emails, some prefer text messages, and others prefer phone calls so they’re able to chat about what is going on. Good agents have to figure out what communication method is the one their clients prefer so they’re not feeling as though they’re being ignored or pressured with a ton of communication.

    Timing awareness will be essential to a good relationship with a client. An agent has to know if they’re in a time crunch. If they’re in a hurry to settle, it’s important that the agent knows this so they’re working on timeframe that’s tighter. If they’re not in a big rush, the agent will have time for shopping around and advising their client that they should wait until the market is better so their home is better.

    Good agents know the reason why a client is selling and they’re going to ask themselves these questions:

    • Is the customer selling so they can buy?
    • Is this property an investment?
    • Will they be living in this house and then knocking it down?

    Those three things are what a good agent has to consider. It also helps if they know if the house has a sentimental feeling to it. There will be a big difference in needs for someone who is selling one of their three investment properties as opposed to someone who is selling a family home. Good agents know these differences so they can adapt their strategy accordingly.

    8. Experienced

    Good agents will be happy to provide you with a list of the clients they’ve had in the past to use as references. If you’re using a new agent, chances are that you want to know how they’ve done in the past. Ask them for statements or testimonials from the last 20 people they’ve had as clients. Not people they’ve chosen but those last 20 that have used them. Good agents will have positive references from any of them.

    No matter if you’re selling or buying, you want an agent who will work for you and have your best interests at heart. These are the things to look for when you want a good agent to help you with finding the right buyer or the right house.
